BLACK CANYON NATIONAL
PARK
This long established
Park – is charming and unassuming, boasting ideal location
and offering "unrealized potential" – a rare and
unusual commodity. The Park is located by a prominent
U.S. Highway, and accessed along hard surfaced City Street –
virtually a private driveway from the Highway
This eight-acre parcel is
quite lovely, revealing different images within the
Park. The acreage offers mature vegetation throughout
– primarily native Elm, Cottonwood, and, Russian Olive –
Creekside – a welcoming backdrop, offering shade, privacy
and a classic "in-town" ambiance – rarely
obtainable, and seldom found.
Facilities include the
Store – providing Registrations, various sundries and gift
items; Restrooms and the Laundry. An established
Miniature Golf Course further graces the Park, together with
Rec Hall or Pavilion, and, an attractive Residence –
currently used by the Ownership as a Rental.
The Creek forms a natural
division between the primarily Improved Section of the Park
and the Development Land. The newly constructed
"Big-Rig" friendly and pedestrian Bridge is
substantial – and, essential to future Development.

Forty-seven designated sites grace the Park:
Twenty-eight provide Water, Sewer and Electric; fifteen
offer Water and Electric; and, four Electric; together with
Creekside Tenting.
The
Development Land accounts for future sites, providing the mechanism
to upgrade existing utilization – via the further
development of oversized, "Big-Rig" friendly
Full-Hookup Sites.
Cabins
– Developed as a Creekside Camping Village, would offer a
new dimension to the Park: Simply relocating the
Playground would offer the perfect location, enjoying privacy,
and private access, away from present - and future - RV sites.
